What is Cohen Financial Group?

Cohen Financial Group,  is (also known as CFG, ) with its corporate headquarters in
Manteca, CA . A subsidiary of LandMark Realty. Any reference in this Licenses and
Disclosures section to “we” or
“us” or similar words shall refer to Bank United and Landmark Realty/Cohen Financial
Group , . CFG,  is a telemarketing, computer generated loan originator. CFG,  is not a lender,
auto lessor or credit
card issuer. CFG, does not make loans or credit decisions in connection with loans, nor
does Cohen Financial,  issue commitments or lock-in agreements. CFG,  is not an agent of
either you, the
consumer, or any participating bank, lender or loan broker (we refer to all of these as
"Lenders"). Cohen Financial Group, 's services are administrative and consultative only. You
should rely on your
own judgment in deciding which available loan product best suits your needs and financial
means. You are under no obligation to use CFG,  to commence the financing process and
CFG,  does not
guarantee that completing a loan request will result in your receiving a loan from a Lender.

The loan request you submit is NOT an application for credit. Rather, it is a request for a
loan pre-qualification. You may have to complete an application with a Lender before they
will extend an
unconditional loan offer. A Lender we select may require you to pay an application fee to
cover the costs of an appraisal, credit report or other items. The Lender will determine the
amount of any such
fees, and should provide information to you regarding the refundability of any such fees.
CFG,  does not charge you the consumer, any fees for its services. Cohen Financial
GROUP,  receives its
compensation from the Lenders for the goods, facilities and services actually provided by
CFG, . Cohen Financial Group,  compensation varies by product, but will never exceed
$1,300 per loan request
submitted through the traditional Cohen Financial,  process and $400 Admin, Credit,
service.  

About Cohen Financial Group Loans

Your loan request may be submitted with  Bank United Inc., which also contracted does
business under the name Landmark Realty"Cohen Financial Group" and is a
affiliated/partner of Bank United.
Landmark Realty Loans is a licensed Landmark Realty/broker authorized to do business AZ,
CA,CT,DE,DC,FL,GA,ID,IL,IN,KS,KY,ME,MA,MI,MN,
MI,MS,MO,NH,NM,NY,NV,NC,OH,OR,PA,RI,SC,TN,UT,VT,VA,WA,WV,WI, under Bank United.
CFG Loans specializes in certain types of consumer loan requests. Bank United Loans
makes loans and
earns fees for its services separate from Cohen Financial Group,. You may be matched with
Mortgage Pointer as one of your competing lenders or CFG Loans as your only lender. CFG
Loans has the
ability to provide you with multiple offers without you having to talk directly with different
lenders and loan officers.  

Federal Disclosures for Services Provided by Landmark Realty and CFG

Your loan request will be forwarded to up to THREE; provided, however, that if you elect to
use the traditional CFG path and one of the Lenders is unable to make an offer, CFG,  may
submit your
information to additional Lenders until such time as you have received THREE loan offers
(up to a maximum of 4 total Lenders), and these Lenders may make certain disclosures to
you. These
disclosures, which are required by the Truth in Lending Act (TILA), the Real Estate
Settlement Procedures Act (RESPA), and certain other federal and state laws, include
details of your cost of credit;
good faith estimates of your settlement costs; HUD mandated booklets "Guide to Settlement
Costs" and/or "When your Home is on the Line"; notices concerning the possibility that your
mortgage
loan servicing may be transferred; and your right to a copy of any appraisal, if any, performed
on your home. The Equal Credit Opportunity Act prohibits creditors from discriminating
against credit
applicants on the basis of race, color, religion, national origin, sex, marital status, age
(provided the applicant has the capacity to enter into a binding contract), because all or part
of the applicant's
income derives from any public assistance program, or because the applicant has in good
faith exercised any right under the Consumer Credit Protection Act. The federal agency that
administers
compliance with this law is the Federal Trade Commission, Equal Credit Opportunity,
Washington, DC 20580.

Additional State Disclosures for Services Provided by Landmark Realty/Cohen Financial
Group,

If your loan request is forwarded to a Lender that makes you an offer, you should receive
from the Lender a good faith estimate required under RESPA and an initial disclosure
statement required
under the TILA, each within three business days from the date you submit an application
with the Lender. If the Lender denies your request for credit, and that action is based, in
whole or in part, on
any information contained in a consumer credit report, you have the right to obtain, within
sixty days, a free copy of your consumer credit report from the credit reporting agency which
compiles and
maintains files on consumers on a nationwide basis. You also have the right to dispute the
accuracy or completeness of any information in a consumer credit report furnished by the
consumer credit
reporting agency by contacting that agency directly. An applicant, if married, may apply for a
separate account.

GFE ADDENDUM

DISCLOSURE AND FEE ACKNOWLEDGMENT

I/we understand that as compensation for its services, Cohen Financial Group, may receive
a computerized loan origination fee of up to $1,500 from the Lender upon the closing of my
loan. The actual
amount of Cohen Financial Group, ’s fee should be disclosed on the Good Faith Estimate
you will receive from the Lender after your loan application is submitted. This is the total
compensation
Cohen Financial Group,  will receive from the Lender for its services related to the closing of
your loan and is paid by the lender. The Lender includes the fee that the Lender pays to
CFG,  in the terms
of the loan. I/we acknowledge that this mortgage broker fee will be paid to CFG,  outside of
closing and that there is no other mortgage broker fee agreement between you and Cohen
Financial Group, .

Cohen Financial Group,  does not make mortgage loans or commitments only consultive
and assistance with the loan process,
